  • Juanita Village Brownfields Redevelopment

    An 11-acre Brownfields redevelopment is currently in-progress and is located in the Juanita Business District of Kirkland, Washington. Mr. Kane has been the project manager since 1999 and performed all of the investigation fieldwork for a Remedial Investigation/Feasibility Study and Cleanup Action Plan (CAP) for the project. Mr. Kane assisted the client through negotiations with the Washington State Department of Ecology and the Washington State Attorney General's (AG's) Office to obtain a Prospective Purchaser Agreement (PPA) Consent Decree for the Juanita Village Project.

    Mr. Kane worked closely with environmental legal counsel from Marten & Brown of Seattle, WA in preparing the CAP for Ecology and the AG's Office. Mr. Kane provided technical oversight and management for the installation and operation of a Soil Vapor Extraction (SVE) and Environmental Density Driven Convection (EDDC) Remediation system at the property. The remediation activity at the site includes SVE extraction wells to remove tetrachloroethene (PCE) from the soil beneath a former dry cleaner on the property and installation of 13 EDDC groundwater treatment wells to remove PCE from the groundwater on the property. The total extent of the PCE groundwater plume is approximately 1,000 feet in length and 300 feet wide. The remediation project also included the excavation and removal of total petroleum hydrocarbon (TPH) contaminated soil in the area of an active auto maintenance facility and a former service station on the property.

    Kane Environmental negotiated 7 NFA letters for soil and groundwater at 7 Lots from the Department of Ecology for Juanita Village LLC after the first year of site remediation. The groundwater remediation system is now complete, 1 year ahead of schedule. NFA letters are being prepared for the soil in the remaining 2 lots. PCE concentrations have been reduced by 90% and a natural attenuation remediation approach will result in the complete closure of the site.

  • Confidential Client - Phase II Investigation and Remediation Design/Cost Estimate for Industrial Waterfront Property

    Kane Environmental conducted a Phase II Investigation of an industrial property located on the north waterfront of Salmon Bay in Seattle, Washington. The investigation was focused on the industrial practices of a current industrial tenant located on the property. Kane Environmental worked for the property owner to determine the potential impacts to soil, groundwater and freshwater sediments from the tenant operations as part of an insurance claim against the tenant and to determine the extent and type of remediation required to obtain a No Further Action (NFA) letter from Ecology. Furthermore, the property is currently in the process of being sold, and Kane Environmental provided the current owner important information regarding the cost of remediation as part of the business transaction. Kane Environmental is currently evaluating closure of the property by quantitative risk assessment.


  • Former Chico's Automotive - Phase I Environmental Site Assessment, Phase II Investigation, Underground Storage Tank Removal and Soil Remediation, Bremerton, WA

    In August, 2001, Kane Environmental obtained a No Further Action (NFA) letter for a former automobile service and repair shop located in Bremerton, WA. Kane Environmental conducted Phase I ESA/Phase II Investigation and completed the soil remediation to obtain the NFA letter. Two unknown USTs were found during Kane Environmental's Phase II Investigation.

    Kane Environmental employed the use of establishing an alternate soil cleanup level for petroleum hydrocarbon-impacted soil using Ecology's TPH Policy model to obtain the NFA letter.

  • Burfitt Property - Phase II Investigation and Underground Storage Tank Removal

    A Limited Phase II Environmental Site Assessment was completed at the Burfitt Property in Seattle, Washington, to evaluate potential environmental conditions due to the presence of six (6) underground storage tanks (USTs).

    The investigation revealed soil contaminated by diesel and oil and groundwater contaminated by diesel and gasoline in the vicinity of two 5,000 gallon USTs. All six USTs were removed and approximately 80 cubic yards of contaminated soil in the vicinity of the two 5,000 gallon USTs was recycled by thermal desorption. Confirmation soil and groundwater sampling in the tank pits revealed groundwater contaminated with diesel and oil range hydrocarbons. Soil samples from the tank pit floors and sidewalls had either non-detectable concentrations of petroleum hydrocarbons or concentrations below MTCA Method A Cleanup Levels for Soil as established by Ecology.

    Soil vent wells were installed in three up-gradient locations relative to the impacted tank pit water. An aqueous bioremediation product called ECP 89 Remediator and an aqueous nutrient mixture was added to the soil vent wells as prescribed by the ECP Service Corporation. The bioremediation product contains naturally occurring live bacteria suspended in a surfactant and nutrient solution. After injection, the aqueous mixture migrates downward through the soil and into the groundwater where it encounters petroleum hydrocarbon products. The bacteria breaks down the hydrocarbons, consumes and digests them, and leaves by-products of carbon dioxide and water. Additional follow-up groundwater sampling resulted in non-detectable concentrations of TPH in groundwater and Ecology issued a NFA for the property.
